existing ponds presently operate effectively, with an increase in development <br />and as additional areas are surfaced, an increase in storm water run-off could <br />be anticipated. This could, in turn, overtax the present stOrm drainage system. <br />However, this is not likely to occur unless development densities are increased. <br /> <br />Proposed Improvements: <br /> <br />Since the present street and drainage system provides'an operational street <br />and drainage network, it is our ~ecommendation that the present rural street <br />section and drainage system be maintained with minor changes. This would limit <br />the disruption to the abutting property and minimize the costs of ~he improve- <br />ment. <br /> <br />Street Improvement: <br /> <br />The existing streets with the exception of Yakima St. N.W. are proposed to be <br />widened and shaped to accommodate the 26 foot rural street section as shown on <br />Exhibit B. The streets would be paved 24 feet wide with a variable gravel <br />shoulder a minimum of I foot wide. <br /> <br />Since the portion of Yakima St. N.W. lying south of 179th Ave. N.W. is located <br />in a swamp and not likely to be extended, it is proposed to upgrade the street <br />at its existing 14 foot width and pave it t2 feet wide~ The poor subsoils under <br />this street will have to be excavated and replaced with granular material. If <br />the abutting properties request the street to be widened, we would recommend that <br />the cost be assessed to the benefitting property. <br /> <br />The street sections proposed would be narrower than the City of 'Ramsey's <br />standard rural street section, but would minimize disruption to the adjacent <br />lots during construction since the street width proposed generally follows the <br /> <br /> <br />
