REQUEST FOR SITE PLAN REVIEW; CANVAS CRAFT <br /> By: Megan Barnett, Community Development Assistant <br /> <br />CASE # <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review from Canvas Craft. The <br />plan proposes to construct a manufacturing addition onto an existing building. The site is <br />located at 7815 Riverdale Road, generally South of State Highway #10 and East of <br />Armstrong Blvd. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site Plan <br />Letter from Applicant Re: Expansion Application <br />City Staff Review Letter dated April 28, 2000 <br /> <br />Notification: <br /> <br />Site Plans are not required to be subjected to public hearings. However, a Conditional <br />Use Permit amendment is required to expand the manufacturing portion of the retail <br />business. Therefore, property owners within 350 feet of the subject property are aware of <br />the proposed expansion. <br /> <br />Observations: <br /> <br />Canvas Craft is proposing a 2,520 square foot addition onto an existing building in the <br />Highway Business District. The proposed addition and existing building comply with <br />the 35% building coverage restriction and all setback requirements. The exterior finish <br />on the building is proposed to consist of rock and smooth face concrete block that will <br />match the existing building materials. <br /> <br />In accordance with City Code, a sufficient number of off-street parking spaces are <br />provided and all eleven (11) parking spaces will be paved and finished with B-6\12 <br />concrete curb. The applicant is asking for a waiver of the curbing requirement in the boat <br />storage yard on the eastside of the building. This is necessary for parking boats without <br />causing damage to the propellers hanging down within inches of the ground. The <br />existing concrete curbing around the customer parking spaces will stay in tact. Like <br />curbing, the chain link fence will direct traffic and preserve the edge of the bituminous <br />pavement by prohibiting vehicles from driving over it. <br /> <br />The applicant is also requesting that an area of 6,280 square feet, within the boat storage <br />yard be paved with crushed asphalt instead of bituminous pavement. The applicants <br />business requires tight maneuvering of double and triple axle trailers in this area. These <br />trailers cannot be maneuvered on hard surfaces in a confined area without the possibility <br /> <br /> <br />
