The 20 feet of green space required adjacent to all public roads is provided along Riverdale <br />Drive. When a non-residential use is adjacent to a residential use, Code requires screening with a <br />40-foot wide landscaped area. The site plan does not provide the 40 foot 'no activity' zone along <br />the south property line. The overall numbers of trees proposed to be planted are well below the <br />standard tree count for a property of this size. In addition, there is a pattern of a minimum of 1 <br />tree per 35' of public roadway, as well as along the side yard, that the plan fails to meet. The <br />trees should also consist of a variety of species such as oaks, hackberry's or disease resistant <br />elms. <br /> <br />The waste storage receptacle is proposed to be located within the warehouse. The lighting plan <br />complies with City Code. <br /> <br />The drainage and grading plan is unacceptable due to the 85% proposed impervious surface and <br />poor drainage plan.
