Case # / <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO OPERATE A BUSINESS <br />IN A RESIDENTIAL DISTRICT: CASE OF BARRETT'S WOODWORKING <br />By: Megan Barnett, Community Development Assistant <br /> <br />Background: <br /> <br />Lonny Menard resides at 8900 181st Ave. Around 1985 he constructed a 4, 800 (40' x <br />120') square foot pole building on a vacant parcel he owns to the west. Since that time <br />he has been using the building for commercial purposes. Mr. Menard now wants to sell <br />the property with the pole building on it. <br /> <br />The following <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />items are enclosed for your information: <br /> <br />Site Location Map <br />Site Plan <br />Site Pictures <br />Proposed Findings of Fact <br />Proposed Conditional Use Permit <br /> <br />Notification: <br /> <br />State law requires notification to properties within 350 feet of the boundaries of the <br />subject property. Notices were sent out to parcels within 600 feet of the subject property. <br /> <br />Observations: <br /> <br />City Code states that no accessory structure shall be built without the presence of a <br />principal structure (dwelling) on the property. However, in 1985 a building permit was <br />granted to the subject property for an accessory structure and there was and still is not a <br />home on the property. The property owner (of both parcels) has been operating his <br />structural steel and commercial fencing business for the past fifteen (I5) years in the non- <br />conforming accessory building. Mr. Menard is proposing to relocate his business to his <br />homestead parcel and sell the non-conforming accessory structure to Mr. Barrett. <br /> <br />Mr.' Barrett would like to relocate his current woodworking business from Cambridge to <br />Ramsey. The activities would include various woodworking projects as customizing <br />kitchen cabinets, bathroom vanity's, entertainment centers, and other various projects. <br />The applicant would like to construct future additions including a 1,000 square foot <br />showroom/office, another 5,000 square foot shop area, and possibly several self-service <br />storage units. <br /> <br /> <br />
