CASE #: / <br /> <br /> PROPOSED ORDINANCE TO ESTABLISH <br />DENSITY STANDARDS FOR NEW RESIDENTIAL DEVELOPMENT <br />ADJACENT TO EXISTING SINGLE FAMILY DEVELOPMENT <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />As the Planning Commission is aware, various parcels of land were determined to be land use <br />sensitive and were placed in moratoriums while the City worked on the new Comprehensive <br />Plan. In addition, the Zoning and Subdivision Chapter of City Code has not been updated to <br />implement the Comprehensive Plan being considered. <br /> <br />Observations: <br /> <br />A very important aspect of the draft comprehensive plan is that language which would establish <br />transition density standards for new residential development abutting existing development. It <br />will take several months to update the Zoning and Subdivision Chapter and in the interim, the <br />moratorium is expiring on various parcels. It is imperative that the density transition regulations <br />be incorporated into the Zoning and Subdivision Chapter as soon as possible. <br /> <br />A draft ordinance was presented to the Planning Commission for a public heating on July 10. It <br />was determined that the ordinance needed some rework and the hearing was continued to the <br />regular Planning Commission meeting in August. <br /> <br />In the interim, a Planning Commission work session was held on July 18 to provide City Staff <br />and Loren Gordon (consultant from Hoisington Koegler Group working on the Chapter 9 <br />Rewrite) with some direction and feedback for redrafting the proposed ordinance. <br /> <br />A copy of the proposed ordinance, as drafted thus far, is enclosed for review.
