CASE #: <br /> <br /> PROPOSED ORDINANCE TO ESTABLISH <br />DENSITY STANDARDS FOR NEW RESIDENTIAL DEVELOPMENT <br />ADJACENT TO EXISTING SINGLE FAMILY DEVELOPMENT <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />As the Planning Commission is aware, the Chapter 9 Rewrite Subcommittee (Councilmembers <br />Zimmerman and Hendriksen and Commissioners Nixt and Dempsey) has been working over the <br />past 2-3 months with Planning Consultant Loren Gordon. The meetings to date have focused on <br />an ordinance to implement residential density transition standards. <br /> <br />Observations: <br /> <br />The Chapter 9 Subcommittee met on Thursday, September 28, and the entire Planning <br />Commission was invited to attend and participate in a discussion of the ordinance draft thus far. <br />Some of the general comments included that the ordinance should focus on tiering density and <br />trade-offs such as landscape buffers may be considered. A three tier system was suggested: the <br />first tier at 1 acre, 2nd tier at ½ acre, and the 3ra tier would achieve the 10,800 square foot lot <br />permitted under urban single family uses. Other amenities such as highways, parks, rivers, <br />wetlands, etc., may also suffice for a tier, or two if the distance is there. Further direction was <br />provided to Loren Gordon for additional changes to the draft ordinance. <br /> <br />The most recent ordinance draft, based on the discussion of September 28, is enclosed. <br /> <br />Recommendation: <br /> <br />Forward the draft ordinance to Council for adoption. <br /> <br />Commission Action: <br /> <br />Will be based on your discussion. <br /> <br />PC: 10/03/00 <br /> <br /> <br />
