CASE <br /> <br /> REQUEST FOR SKETCH PLAN REVIEW OF A <br /> MINOR SUBDIVISION, HOLIDAY ACRES; <br /> CASE OF LYNDALE TERMINAL COMPANY <br />By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />Lyndale Terminal Company has applied for sketch plan review to replat Outlot A, B, C, <br />and G of River's Bend 3rd Addition into two commercial lots generally located on the <br />corner of State Highway #47 and Xkimo Street. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch plan <br />City Staff review letter dated December 1,2000 <br /> <br />Notification: <br /> <br />Minor Subdivisions are not required to be subjected to a public hearing, however the <br />Applicant is also requesting that the property be rezoned from B-1 Business to B-2 <br />Business. State Law required properties within 350 feet of the Subject Property be <br />notified of the rezoning request. Staff notified residents within 350' of the Subject <br />Property along with residents in Rivers Bend Td and 4~h Addition. <br /> <br />Observations: <br /> <br />The property consists of approximately 6.80 acres and is proposed to be platted into two <br />lots. Lot 1 will be approximately 1.40 acres to be developed with a Holiday gas/convince <br />store and Lot 2, consisting of 5.40 acres, will be designated for future development. <br /> <br />The property is currently zoned B-1 Business. The applicant is requesting that Lot 1 be <br />rezoned to B-2 Business to allow for gas sales. <br /> <br />The proposed parcel meets the half-acre minimum lot size requirement, the 100-foot <br />width and 150-foot depth requirement established in the Business District. <br /> <br />The site will derive two access points from Xkimo Street. <br /> <br />The site will be serviced by municipal sewer and water facilities. <br /> <br /> <br />
