One-family structures shall have at least three (3) liv- <br />able rooms and the overall dimensions shall contain an area of not <br />less than nine hundred sixty (960) square feet on the first floor, <br />including foyer and exclusive of garage. <br /> <br /> 2. Full two-story homes shall have a minimum of eight <br />hundred (800) square feet on the first floor, exclusive of lofts, <br />balconies and any other similar construction which is not a full <br />story and exclusive of a garage. Ail other homes with more than <br />two (2) levels, excluding basement level, shall contain not less <br />than nine hundred sixty (960) square feet on the upper two (2) <br />levels. <br /> <br /> 3. All homes must contain a minimum of one thousand one <br />hundred (],100) square feet on the first floor, including foyer, <br />unless a garage of four hundred forty (440) square feet minimum is <br />included with the home, 'then the provisions of paragraphs 1 and 2 <br />above shall apply. <br /> <br /> 4. Two-family structures shall have at least three (3) <br />livable rooms per family and the overall dimensions shall contain an <br />area of not ].ess than seven hundred fifty (750) square feet-on the <br />first floer per family, including foyer and exclusive of garage. <br /> <br /> 5. Three or more family structures shall have at least <br />three (3) livable rooms per family and the overall dimensions shall <br />contain an area of not less than six hundred (600) square feet on <br />.the first floor per family, including foyer and exclusive of garage. <br /> <br />(B) 1. No accessory structure shall be constructed on any lot <br />prior to the time of construction of the principal building. <br /> <br /> 2. No accessory building shall exceed the height of the <br />principal building. However, in no case shall such accessory building <br />exceed fifteen (15) feet in height in the UR and UER Districts. <br /> <br /> 3. No accessory building shall be located within any required <br />setback area other than the rear setback where such building may extend <br />to within five (5) feet of the rear lot line. <br /> <br /> <br />
