The <br />final plat as presented has been revised to include 18 commercial lots all lying <br />outside of the Mississippi River Corridor Critical Area. <br /> <br />In review of the plat and construction plans and specifications, we would <br />recommend the following changes or additions: <br /> <br />1. Drainage'easements should be included for the runoff from Block 5, <br /> Alpaca Street and Armstrong Boulevard. <br /> <br />2. Easements for the temporary cul-de-sacs on Riverdale Road, Armstrong <br /> Boulevard and Alpaca Street should be.provided. <br /> <br />3. A grading plan should be provided showing all grading including the <br /> ponding area adjacent to Block 5. <br /> <br />Details should be provided to show how drainage will be taken care of <br />at the intersections of Alpaca Street and Armstrong'Boblevard with <br />Riverdale Road. <br /> <br />5. Radii of 30 feet should be provided at the intersection of all rural <br /> streets as per City Code Article 170.038C14. <br /> <br />keith caswell jr.
