SALE AND RELEASE AGREEMENT Charles A. Lund hereby re]eases all of his 5nterest in H.L.S. Enterprises including the money he has invested or deposited in I{.I,.S. Enterprises. H.L.S. Enterprises hereby re]eases Charles A. Lund from all interest now due and payable to First National Bank in Anoka for the first mortgage on Oakridge Estates, City of Ramsey, County of Anoka, legal description hereby attached. Charles A. Lund hereby authorizes First National Bank in Anoka to remove his signature from the checking account and trust account for H.L.S. Enterprises. Charles A. Lund still agrees to furnish all abstracts for the lots in Oakridge Estates at his own expense as previously agreed in the original sale of the property from himself to H.L.S. Enterprises. Charles A. Lund also agrees to finish installing the black dirt, grading boulevards and seeding said boulevards and berms per his agreement with the City of Ramsey. This work shall be completed by July 15, 1980. In the event this work is not completed, Charles A. Lund authorizes the City of Ramsey to complete the work and receive payment from First National Bank in Anoka as per his letter of credit before September 24, 1980.
