Since our last <br />review Of the plat, City staff members have met with the Met Council and they <br />agreed to the platting of the Second Addition provided that a 5 acre minimum lot <br />density is maintained. Therefore the developer has platted an outlot in the Second <br />Addition to maintain a 5 acre density. <br /> <br />In review of the plat and construction plans and specifications, we would recommend <br />the following changes or additions: <br /> <br />Drainage easements should be included for the runoff from Armstrong Boulevard. <br />Also the easement in Lot 6, Block 1 of the Second Addition should be moved <br />east to match the easement in Lot 6, Block 5 of Alpaca Estates. <br /> <br />Easements for the temporary cul-de-sacs on Riverdale Road, Armstrong Boulevard <br />and 142nd Avenue should be provided. <br /> <br />A grading plan should be provided showing all grading including the ponding <br />areas. <br /> <br />keith caswell jr. darrell schneider <br /> <br /> <br />
