of land for purposes of ss2e or development, but must be combined v~ith adjacent lots under the same ownership so that the combination of lots will equml one or more parcels of land each meeting the lot width requirements of the local ordinance, except that such lots which meet or exceed 60% or more of the lot width standards of these regtulations may be considered as a separate parcel of land for the purpose of sale or development, if on- site sewage disposal systems can be installed so as to comply with these re~mmlations. 170. 0711.22 Nonconforming Uses (1) Nonconforming Uses. Uses which are prohibited by this ordinance but which are in existence prior to the effective date of this ordinance shall be nonconforming uses. Such uses shall not be intensified, enlarged, or expa~nded Beyond the permitted or delineated boundaries of the use or activity as stipulated in most current permit issued prior to the adoption of this ordinance. (2) Nonconforming Sanitary Systems. Ail sanitary facilities inconsistent with the performa~nce standmrds of other applicable local ordinances and the minimum standards of ~,[innesota Pollution Control Agency shall be .brought into conformity or discontinued within five (5) years of the date of enactment of this or other applicable ordinances. 170.0711.23 Substmndard Uses. ~_l! uses in existence prior to the effect- ive date of enactment or amendment of this ordinance which meet the allowable use criteria within the newly established land use district provisions of this ordinance, but do not meet the minimmm lot area, setback, or other dimensional re- quirements of this ordins_nce are substandard uses. Ail sub- standard uses, except for substmnds_~d signs, shall be allowed to continue subject to the followi_~ conditions and exceptions: (1) ~my structu~ral alteration or addition to a substa~ndard use which v~ill increase the substa~ndard di. menSions shall not be allowed.
