7. That the Applicant is proposing to construct an addition on the detached garage that is 960 <br /> square l"eet (24' x 40'). <br /> <br />8. That the addition would increase the accessory building square footage on the Subject <br /> Property to 1,928, resulting in an overage of 264 square feet of accessory building space. <br /> <br />9. That the Applicant has stated that the reason for the excess size of the proposed addition is to <br /> store private-use vehicles and equipment which are currently stored Outside on the property. <br /> <br />10. That the proposed addition will meet both the-minimum side and rear yard setbacks for <br /> detached accessory structures; however, the existing detached garage is located in the front <br /> yard, closer to the front property line than the home and thus, the Applicant has also applied <br /> for a variance t'or its location. <br /> <br />11. That the proposed addition would be setback from the front property line approximately 175 <br /> feet and would also be setback further than the principal structures on the two adjacent lots. <br /> <br />12. That the exterior finish of the building will be of the same general design and materials as <br /> that of the home. <br /> <br />13. That the proposed structure will not exceed sixteen (16) feet in height as measured at the <br /> mean gable roof height. <br /> <br />14. That the Applicant has stated that the detached accessory building will be utilized for <br /> personal storage and will not be used to facilitate a business: <br /> <br />15. That the construction of the detached accessory building will comply with all applicable <br /> International Building Codes. <br /> <br />l 6. That the proposed use will not adversely impact traffic in the area. <br /> <br />17. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br /> residing or working in the vicinity of the use or to the public welfare. <br /> <br />18. That the proposed use will not substantially adversely impair the use, enjoyment, or markei <br /> value o1" any surrounding property. <br /> <br />19. That the proposed use will not be hazardous or disturbing to existing or future neighboring <br /> USCS. <br /> <br />21). That the proposed use will be served adequately by public facilities and Services such as <br /> highways and streets. <br /> <br />2l.
