EXHIBIT C CITY OF 1Li, MSEY DEVELOPMENT PERNIIT T & D HOLDINGS INC. On September 13, 2004, Site Plan approval was granted by the City of Ramsey ("City") to T & D Holdings Inc. ("Permittee"), whose address is 10907 03rd Avenue, Maple Grove, MN, to construct a 10,000-square-foot office and warehouse building ("Structure") on the property legally described as follows: Lot 1, Block 2, Gateway North Industrial Park Plat 2, Anoka County, Minnesota the ("Site"). This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. o STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The Structure shall be constructed on the Site as shown on the Site Plan prepared by RJT Architects, Inc. dated August 2, 2004, revised . (the "Site Plan"). REQUIRED IMPROVEMENTS. The Permittee shall construct and install the tbllowing site improvements on the Site' in accordance with the specifications and . location as shown on the Site Plan. The Required Improvements are as follows: a. Site grading in accordance with the Grading Plan prepared by Plowe Engineering dated August 9, 2004, and City staff review letter dated August 27. b. installation of concrete and bituminous driveways and parking lot. c. installation of B-6/12 continuous concrete curbing around the perimeter of all concrete and/or bituminous surfaces. d. Establishment of turf and sode in accordance with the Site Plan. e, Installation of landscaping materials in accordance with the Site Plan and in accordance with the City staff-review letter dated August 27, 2004.
