EXHIBIT C <br /> <br />CITY OF 1Li, MSEY <br />DEVELOPMENT PERNIIT <br />T & D HOLDINGS INC. <br /> <br />On September 13, 2004, Site Plan approval was granted by the City of Ramsey ("City") <br />to T & D Holdings Inc. ("Permittee"), whose address is 10907 03rd Avenue, Maple <br />Grove, MN, to construct a 10,000-square-foot office and warehouse building <br />("Structure") on the property legally described as follows: <br /> <br />Lot 1, Block 2, Gateway North Industrial Park Plat 2, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this <br />approval are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />o <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed <br />in accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The Structure shall be constructed on the Site as <br />shown on the Site Plan prepared by RJT Architects, Inc. dated August 2, 2004, <br />revised . (the "Site Plan"). <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />tbllowing site improvements on the Site' in accordance with the specifications and . <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the Grading Plan prepared by Plowe <br /> Engineering dated August 9, 2004, and City staff review letter dated August <br /> 27. <br /> b. installation of concrete and bituminous driveways and parking lot. <br /> c. installation of B-6/12 continuous concrete curbing around the perimeter of all <br /> concrete and/or bituminous surfaces. <br />d. Establishment of turf and sode in accordance with the Site Plan. <br />e, Installation of landscaping materials in accordance with the Site Plan and in <br /> accordance with the City staff-review letter dated August 27, 2004. <br /> <br />(the "Required hnprovements)". <br /> <br />-301- <br /> <br /> <br />
