We offer the following comments: <br /> <br />Generah The site plan proposes to expand the sales and service center by 1,090 square feet to provide for <br />more ol:'~1ce/storage space. The site plan also proposes to upgrade the building facTade to include an 11-foot <br />awning over the fi'ont side of the building and a portion of the east side. <br /> <br />Zoning: The site is zoned H-l Highway 10 Business, and is located in the Of¥icially Mapped portion of <br />Highway 10. Motor vehicle sales and service is a permitted use in this district. <br /> <br />Gross Structure Area: The subject property is 2.7 acres (117,612 square feet) in size. Gross structure <br />area is restricted to 35% of the lot area or 41,164 square feet. The existing building is approximately <br />3,500 square ~'eet; the addition would bring this total to approximately 4,590 square feet, which equates to <br />a gross structure area of approximately 9%. <br /> <br />Utilities: Sanitary sewer and municipal water are not available to the site. The facility, will continue to be <br />served by on-site sewer and water. <br /> <br />Setbaetcs: The fi'oat yard setback in the H-1 District is 35' feet, the rear yard setback is 10 feet, and the <br />side yard setback is 35 feet. The existing building meets these setbacks, and the expansion area will not <br />signiJScandy affect the building's relationship to the property boundaries. <br /> <br />Screening: The abutting properties to the south, east' and west are zoned business, while the property to <br />the north is zoned Town Center: City Code does not require screening in this case. <br /> <br />Landscaping: No additional site landscaping is required as a part of this minor expansion. <br /> <br />,trehitectural Standards: The existing building is a pole building with metal paneling; both the <br />expansion and the new awning are proposed be metal paneling, painted to match the existing building. <br />The [% 1 Highway l t) Business District allows tbr metal siding, but not metal paneling.
