Review Letter: ~-Z Auto Sales [nc. - £xpansion <br /> z ~, 200'4 <br />~evfsed: September P, 200~ <br />PaXe 2 ~f 2 <br />reco~ending that the City Council approve a deviation ~kom City Code to allow ~br metal paneling to be <br />used on the addition. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles shall be stored within a <br />completely screened structure or located indoors. Please indicate il' there is planned to be any outdoor <br />waste storage. <br /> <br />Access: The site plan proposes to continue utilization of one existing access onto Hwy. #10. The site <br />plan has been fotwvarded to MrVDOT for conzrnent; stat2' has received verbal comments from MnDOT, <br />indicating that they have no concerns about the proposed expansion. <br /> <br />Off-Street Parking - Design: In accordance with City Code, all driveways, off-street parking and <br />maneuvering areas are surfaced with bituminous; there will be no expansion of impervious surface on rhe <br />site. <br /> <br />Oil:Street Parking - Spaces Required: City Code requires one (1) parking space for every 10 vehicles <br />on display for sale, and one (l) space for every 300 square feet o~' o~¥~ce space. The site ptan shows 4,590 <br />square ~'eet of office space and 103 display spaces; this results in a need for 25 additional <br />customer/employee parking spaces. T~venty~six spaces are shown on the west and north side of the <br />building. <br /> <br />Lighting: Ail exterior commercial lighting must meet City standards.' Shop drawings of any proposed <br />exterior lighting must be submitted for review and approval by the City Engineer. <br /> <br />Drainage and Grading: The site plan does not propose to add any impervious surface to the site, <br />therefore a drainage plan [n nor necessary for this proposal. <br /> <br />Storm Water Management Fee: The stormwater management fee applies to new construction only, <br /> <br />REU Number: The Residential Equivalent Unit (REU has already been established I'or this parcel. <br /> <br />Inspection Fee: The building expansion does not include any site improvements and theretbre, no <br />inspection tees will be required, <br /> <br />The City Council ~vill be meeting at 7:00 p.m. on Monday, September 13, 2004, at Ramsey Fire Station, <br />15050 Armstrong Blvd. N.W., to review' the proposed site plan.
