The proposed location of the modular structure is acceptable, however staff is requesting a revised <br />site plan be submitted prior to the City releasing the building permit for the temporary structure in <br />order to address the following: 1) accurately show the size of the modular structure that is being <br />leased from GE Capital Modular Space 2) provide appropriate landscaping along and adjacent to the <br />modular structure. It is staff' s opinion that installing various shrubs and planting along the temporary <br />facility will enhance the appearance of the modular structure. 3) The grading plan shows runoff from <br />the areas proposed to be paved during the temporary stage of this development flowing onto <br />Riverdale Drive. City standards require that there be no direct discharge of storm water onto public <br />streets. This situation could not be rectified in subsequent development phases without the removal <br />and re-grading of these paved areas. The ~ading plan should be revised to correct this deficiency. <br /> <br />Recommendation: <br /> <br />As pre~/iously stated, Village Bank intends to initiate construction ora permanent banking facility on <br />the subject property in Spring of 2005. The temporary modular structure will assist in making <br />residents aware that a Village Bank is in Ramsey to 'fulfill their banking needs. The applicant is <br />requesting the interim use permit be granted until December 31, 2005. This will allow construction <br />of the new facility and conversion from the temporary facility to the .permanent facility to be <br />completed.
