Pearson Farm Residential Development EAW Draft—March XX,2017 <br /> At a minimum attach each of the following to the EA W. <br /> • County map showing the general location of the project; <br /> • U.S. Geological Survey 7.5 minute, 1:24,000 scale map indicating project boundaries (photocopy <br /> acceptable); and <br /> • Site plans showing all significant project and natural features. Pre-construction site plan and post- <br /> construction site plan. <br /> 6. Project Description <br /> a. Provide the brief project summary to be published in the EQB Monitor, (approximately 50 words). <br /> The Pearson Farm Residential Development is proposed on 89.44 acres of land in southwestern <br /> Anoka County. The project will include up to 246 detached single-family homes and 98 attached <br /> townhome units. Site development will include installation of municipal sewer and water,mass <br /> grading, and stormwater features. <br /> b. Give a complete description of the proposed project and related new construction, including <br /> infrastructure needs. If the project is an expansion include a description of the existing facility. <br /> Emphasize: 1)construction, operation methods and features that will causephysical manipulation of the <br /> environment or will produce wastes, 2)modifications to existing equipment or industrial processes, 3) <br /> significant demolition, removal or remodeling of existing structures, and 4)timing and duration of <br /> construction activities. <br /> The Pearson Farm Residential Development is proposed on 89.44 acres of land in the southwestern <br /> part of the City of Ramsey,Anoka County,Minnesota(Figure 1). The project area is dominated by <br /> cropland and has a history of agricultural use. The project is located in Sections 20 and 29,T32N, <br /> R25W(Figure 2). The project area is bordered on the north by Alpine Drive NW; on the east by <br /> Puma Street NW; on the south by the Burlington Northern Railroad and U.S.Highway 10/169, and <br /> the west by the Links at Northfork Golf Course. <br /> The project will include up to 246 single-family homes and 98 townhome units,installation of <br /> municipal sewer and water,mass grading, and stormwater features. The project will convert <br /> approximately 85.48 acres of annually-tilled cropland and small areas of trees to streets,homes, <br /> lawns,landscaping, and stormwater features(Figures 3 and 4). The project will include about 20.60 <br /> acres of open space and stormwater features. The project area includes 1.02 acres of wetland <br /> distributed among three small basins.The two largest wetlands will be preserved and protected by <br /> buffers. The smallest wetland,which covers only 0.04 acre (1,738 square feet),will be eliminated by <br /> site grading necessary to create an emergency overflow for the largest wetland on the site. <br /> The site includes sandy soils, 18 feet of topographic relief, and mostly gradual slopes. Graded ditch <br /> slopes along the south side of Alpine Drive NW range up to 20% (5:1),but the steepest natural <br /> slopes on the site are 12% and they cover only about a third acre. The site will be mass graded to <br /> install utilities, streets,residential building pads, and stormwater features. The southern edge of the <br /> site will include a raised berm to buffer the townhomes from the Burlington Northern railroad. <br /> 2 <br />
