Cash, Land, and Park Improvements. The Plat is located in the Sunfish Lake Recreation <br /> District. Park dedication requirements shall be satisfied by a cash payment in the amount of <br /> One Hundred Sixty Two Thousand Eight Hundred Dollars and no cents ($162,800.00) (74 x <br /> $2,200). This payment shall be made to the City prior to the release of the Final Plat for <br /> recording. <br /> <br /> SECTION.V <br />TRANSPORTATION AND LANDSCAPING <br /> <br />[7. Park Trail Development and Fees. The City Council has established a trail development . <br /> fee i.n the amount of Five Hundred Fifty Dollars and no cents ($550.00) per lot. The DEVELOPER herein a~ees to construct and pave, in <br />accordance with CITY standards, a five (5) foot.wide concrete sidewalk with pedestrian <br />ramps in locations prescribed'by the CITY, not to exceed 5% in ~ade, along the not-th side <br />of 146~' Ave. NW, the west side of Tungsten Way NW, and Radium St and QuScksilver <br />Street. <br /> <br />19. Tree and Sod Planting Plan. Sodded boulevards, in addition to the planting of trees and' <br /> landscaping as shown m the Landscaping Plan prepared by Loucks Associates dated March <br /> 24, 2002, are a requirement for each lot in the Plat prior to issuance of a Certificate of <br /> Occupar~cy. The DEVELOPER is required to submit a Plan for CITY approval that <br /> identifies existing tree growth within the Plat that will be protected during construction, and <br /> identifies the location and species of the new plantings.
