Vice Chair Johnson expressed, with agreement from the other Commissioners, that they all agree <br />with Staff that a privacy fence would be appropriate. <br />Commissioner Van Scoy noted there is another lot that would also need access, and that access <br />would be even closer to County Road 116. He also noted he does not like the idea of cyclone <br />fencing around the other three sides of the property, and would want something decorative, <br />especially since this is close enough to the Town Center. <br />Vice Chair Johnson agreed, and noted the other parcel is currently being used as residential <br />property, and that has to be considered. <br />Demetrius Jones, 7160 140th Lane indicated he is Lot 4 north of the site plan, and his parcel is <br />adjacent to the proposed site. He stated he is concerned about the future 148th Avenue. He <br />explained his wife runs a licensed child care business from their home, and if a road is put in <br />there it would be 50 feet from his back lot line. He would prefer to see an entrance off Ramsey <br />Boulevard rather than have them build a new road next to his property and put an entrance off of <br />it. <br />Vice Chair Johnson advised that Staff and the County have not decided with the applicant yet <br />what will happen with the access, and he advised Mr. Jones to stay in touch with Staff during the <br />next few weeks. <br />Steve Schmidt, TSM Development indicated they were trying to lay out this site the way they <br />were directed to when it was going to be townhomes. He stated the County said they did not <br />want access on Ramsey Boulevard. He indicated he would just as soon have their own entrance, <br />and would suggest they move the entrance to 147th Avenue, which would leave room for an <br />easement for the other property. He stated he would like to see action taken tonight, as we wants <br />to move forward with this. He noted the buildings would be designed to store RVs and large <br />boats, and he may sell some of the units for private storage facilities. <br />Mr. Schmidt advised he does not mind putting up a privacy fence, but would like consideration <br />for landscaping made if he adds that type of fencing. He stated there is a big stand of pine trees, <br />and he believes the fence will be inside those trees, and they will be able to leave most of them. <br />He indicated they want a secured facility, and there will be on -site security twelve hours a day as <br />well. 1-le advised he has owned the parcel for many years, and he knows there is a desire to have <br />town houses there now, but he does not want to compete with that market. He commented there <br />would be more need for storage facilities with all the townhomes going in. <br />Mr. Schmidt asked that the Commission take action tonight with the understanding he will ask <br />the County for access on 147th Avenue. <br />Assistant Community Development Director Trudgeon indicated Staffs initial thought would be <br />to stand by their original recommendation to table the request tonight. He stated the new access <br />would change the plan significantly, and everyone should see what they are getting before they <br />Planning Commission/July 1, 2004 <br />Page 6 of 13 <br />
