He noted there is a special meeting on July 12 and this could be added to that agenda, <br />which would keep it on the July 27 City Council meeting schedule. <br />Commissioner Van Scoy asked about the drainage from this project, as it sounds like the run-off <br />will go to the residential area, and asked if Staff is okay with that. <br />Associate Planner Geisler indicated they need more information on the drainage plans. <br />Troy Livgard, engineer for the applicant indicated they are trying to get more information from <br />the City on the Regency Pond project. He noted there is a pond on the east side of the parcel, and <br />they are trying to determine if that pond can accept this run-off or if it would need to be <br />expanded. <br />Assistant Community Development Director Trudgeon stated that the applicant needs to re -do <br />the calculation. He indicated City Engineer Jankowski thought there may be an opportunity to <br />expand the pond onto this parcel. <br />Commissioner Van Scoy indicated if they are putting in 60,000 square feet of building and even <br />more than that in bituminous you will need a bigger pond. <br />Assistant Community Development Director Trudgeon reiterated City Engineer Jankowski will <br />need to review the calculations and see what else is needed. <br />Commissioner Brauer asked the engineer if he was comfortable with the pond expansion. <br />Mr. Livgard stated if that is what is needed they are fine with it. He indicated if the pond was <br />designed with this type of use in mind, it may not need to be expanded. <br />Motion by Commissioner Van Scoy, seconded by Commissioner Jeffrey to continue the request <br />for sketch plan review or TSM Development and Site Plan Review of CNP Storage to the July <br />12, 2004 Planning Commission meeting. <br />Motion carried. Voting Yes: Vice Chairperson Johnson, Commissioners Van Scoy, Jeffrey, <br />Brauer, Shepherd, and Watson. Voting No: None. Absent: Chairperson Nixt. <br />Case #5 Review Draft Language for the R-1 Rural Developing District <br />Associate Planner Geisler advised at their May 11, 2004 meeting the City Council adopted a 90- <br />day moratorium on all subdivision and platting in the R-1 Rural Developing District. She <br />indicated the moratorium is effective June 14, 2004 through September 12, 2004, and the <br />purpose of the moratorium is to provide time for the Planning Commission and City Council to <br />consider additional development standards for the Rural Developing District.
