The Planning Commission reviewed the sketch plan at their
July 1 ~t and July 12th meetings. The lot is 4.8 acres and is proposed to be developed as a mini-
storage facility with 4 storage buildings. Outlot A exceeds the one-acre minimum lot size
requirement and the 200-foot lot width requirement. The grading, drainage, and utility plans are
being reviewed as part of the site plan. All drainage ponds shown on the site must be dedicated
as drainage and utility easements on the revised preliminary plat and the final plat. Engineering
staff is also recommending a full cul-de-sac be provided for 148th Ave NW; this is regularly
required for stub streets.

Planning Commission/August 5, 2004
