Assistant Community Development Director Trudgeon noted this is a long straight wall, and the <br />wrap around of the stone will help. The windows could be closer to the eave to add some <br />aesthetics. <br /> <br />Mr. Wise replied on the north side they have two windows and the shelving has to drop down <br />around that area. The windows could not be moved any higher due to the building code and the <br />headers that are needed. They could possibly be moved up eight inches higher than they are <br />now, but that does not solve their problem with shelving space in sight of outside, which to him <br />invites problems such as vandalism or break ins, especially being next to another building. <br /> <br />Chairpcrson Nixt indicated the comments of the applicant appear reasonable. He asked if vinyl <br />is approved on commercial buildings. <br /> <br />Assistant Community Development Director Trudgeon replied it is not an approved material, but <br />there is allowance for alternative materials to be approved, which is what happened in 2000 with <br />this building. <br /> <br />Mr. Wise explained they currently have the stone wrapped around four feet, and had planned on <br />doing that with the addition. <br /> <br />Assistant Community Development Director Trudgeon replied he was thinking of the stone <br />being wrapped around 20 to 30 feet. <br /> <br />Commissioner Brauer suggested fake columns could be run to break up 'the monotony of the <br />siding. <br /> <br />Mr. Wise replied he is not opposed to that, however, by the time they do this addition the <br />building will likely be only about 18 feet away from the other building, and there is no access to <br />thc back of the Oasis building or their building. It also cannot be seen from Highway 10. <br /> <br />Chairperson Nixt indicated if the Commission is going to recommend that vinyl siding be <br />allowed to continue with the expansion, there will need to be something to break it up. He <br />agrees with the applicant about the window space, but the vinyl should be broken up with some <br />aesthetic architectural products like the stone. <br /> <br />Mr. Wise COlmnented there will be cedar wrapping all the way around the building. <br /> <br />Assistant Community Development Director Trudgeon indicated staff will continue to work with <br />the applicant prior to this going before the City Council. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Van Scoy to recommend that the City <br />Council approve the proposed site plan for M&W Holding Company contingent upon <br />compliance with City Staff review letter dated July 30, 2004, with staff to continue to work with <br />the applicant to address appropriate aesthetic architectural modifications on the south elevation <br />to include the stone as discussed or other acceptable features, and to eliminate the requirement of <br />windows on the south elevation. <br /> <br />Planning Commission/August 5, 2004 <br /> Page 19 of 40 <br /> <br /> <br />
