people in apartments do not have the tendency to keep their kids as well behaved as people with <br />ownership that will be around their neighbors for a long time. The apartments will be bringing <br />elements into the neighborhood that it does not have. Item #14 in the staff letter discusses <br />density transitioning, and there is nothing regarding this included in the plan. Part of the <br />objections he has could be taken care of with transitioning, including putting single family <br />dwellings facing 149th Avenue and removing the apartments. If they wish to have the assisted <br />living area he thinks it would be better-to be moved to the south a good bit with an entrance off <br />the residential street where the traffic would be slower. He noted some of the people that need <br />assisted living are not really good drivers and traffic would be going fast on CR 56 with an exit <br />there. Also, he does not like where they have the road coming through where Period Street dead- <br />ends. l-Ie explained he is kind of separate from his neighbors on this point. He is between his <br />neighbors and the place and he knows that the fellow that has lots 9 and 10 has a desire to <br />develop them. That puts him in the position of where he will be butting up against them. His <br />best interest is to have the northern boundary of the road a minimum if 264 feet from the <br />property lines so when it comes through it will be far enough away from his back yard to still <br />have a very good sized back yard, and if he is in a position where development will overtake him <br />he can get rid of some of it. At 264 feet that will put him in the position to put two lots in what is <br />his back yard and still keep his present house on a pretty good sized lot. He stated the last thing <br />hc is concerned about is the drainage situation. There is drainage going into the pond across the <br />street in the northwest corner of Peridot Street and 149th Avenue. There is a house on the corner, <br />and after that house is the pond, which normally has about 1 ½ more feet of water than there is <br />presently. When he first moved there his neighbor brought him up on the history of the pond. <br />He was told when the pond filled up for a while from a heavy rain the neighbor across the street <br />got cut off from his house due to his driveway flooding. He brought up that question to the City <br />Engineer who said he would reserve his comments for this meeting. He reviewed that his four <br />concerns are to move the assisted living to the south, to get rid of the apartment buildings, to put <br />single family dwellings along 149th Avenue, and to move the Street to the south. With these <br />issues being addressed they would have something that would be compatible and maybe <br />workable to the future. <br /> <br />Ron Johnson, 7428 149"' Avenue NW, stated he agrees that the apartments should be moved. <br />His question for future development is what Brightkeys intentions are on the road that is facing <br />thc west coming off or Peridot. He asked if the road is planned to run all the way through those <br />ten lots. lie questioned why the road is there, why it dead-ends, and what its future purpose is. <br /> <br />Assistant Community Development Director Trudgeon replied he is not sure of Brightkeys <br />intentions for the road, but City ordinance requires that roads be extended to adjoining properties <br />for future connections if and when that happens. <br /> <br />Mr. Johnson stated the covenants of Pine Ridge does not allow it to be split. <br /> <br />Assistant Community Development Director Trudgeon explained this could change in the future. <br />The City needs to make sure they make the appropriate connections for the future if the <br />development were to happen. <br /> <br />Patty Hoffinan, 7446 149th Avenue NW, inquired about the road coming in from Peridot Street <br />and its future potential.
