If this is objectionable to someone they can make changes to the plan. <br /> <br />Chairperson Nixt asked what other deviations there are from the last proposed development other <br />than thc changes Mr. Dommer just described. <br /> <br />Mr. Dommer replied the other deviations would be in the southwest coruer. They have changed <br />the building type there to be more consistent with the Town Center character. He stated they are <br />completely surrounded by Town Center and have bought into the Town Center concept. These <br />buildings have been changed to be more Georgetown. The back to back townhomes are still <br />there, but have been moved further north. <br /> <br />Commissioner Brauer questioned why the developer is bringing the Commission a sketch plan <br />with thc intent to rezone it in the future so the sketch plan matches with the zoning, rather than <br />rezoning the property before the sketch plan is submitted. He stated he cannot approve this plan <br />under thc existing zoning because it does n6t fit. <br /> <br />Assistant Community Development Director Trudgeon explained the sketch plan was submitted <br />based on staff direction to get a feeling if something like this would be approved for the zoning <br />in the future. If this is not appropriate they should hear that tonight. Commissioner Brauer is <br />correct that this plan would not be allowed under the current zoning. Staff would like input as to <br />whether the Commission would be inclined to grant sketch plan approval contingent on rezoning, <br />a comprehensive plan amendment, etc. If that is not appropriate they would like direction as to <br />what is not appropriate about the plan. If it is loud and clear this plan will not work that message <br />should be delivered. <br /> <br />Chairperson Nixt questioned if this plan still follows the preliminar3, plat that was approved. <br /> <br />Assistant Community Development Director Trudgeon reviewed the area that was approved in <br />the preliminary plat in 2002. He explained the other areas were shown as outlots. Brightkeys is <br />requesting input from the Commission of the current sketch plan if there were to be changes in <br />the zoning. <br /> <br />Commissioner Brauer stated he would expect a sketch plan that meets the law, which this plan <br />does not do. It is ahnost a waste of his time to look at a sketch plan that does not meet the law. <br />If Brightkeys wants to change the zoning that change should be brought forward and a sketch <br />plan should then be submitted that matches the zoning. <br /> <br />Mr. Dommer indicated Brightkeys will withdraw this application and bring back the rezoning <br />unless the Commission can give him a good reason not to. <br /> <br />Cha?rpcrson Nixt reviewed the following deficiencies with the proposed sketch plan: <br /> ]. The substitution of a well aesthetically designed dwelling unit is not a substitute for <br /> density transition. <br /> 2.
