isolated island with the rest of Town Center. It will be the same situation with the building on <br />thc pond. The location of this in the overall development and its relation to Sunwood Drive and <br />Armstrong Boulevard impact this and it is not likely that there will be pedestrian traffic from the <br />street, but they are willing to discuss this. <br /> <br />Chairperson Nixt asked if there are elevated walkways in the lot. <br /> <br />Assistant Community Development Director Trudgeon replied there will be walkways around <br />thc building. <br /> <br />Mr. Voss reviewed the areas with walkways. He explained they have tied this into the final <br />design of the park and trail system, which is 'in final negotiation with the City now. They are <br />trying to integrate all of that. They will also be aligning the entrance with the future north <br />entrance. Their preference is to retain this entrance in its position and commit to aligning the <br />northerly entrance When that plat comes before the Commission for consideration. They will <br />also try to tie the pedestrian crossings in. <br /> <br />Commissioner Brauer asked if the issue regarding the number of trees has been worked out. <br /> <br />Mr. Voss replied Shingobee has accepted as a condition of approval both from this body and the <br />City Council that they will resolve this with staff. <br /> <br />Chairperson Nixt clarified the current plan is deficient by 39 trees, but staff will be working with <br />the applicant on a staged phasing plan for that. <br /> <br />Assistant Community Development Director Trudgeon responded in the affirmative. <br /> <br />Mr. Voss thanked the Commission for allowing Shingobee to bring this to Council in advance of <br />Planning Commission approval. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Brauer, to recommend City Council <br />approve the preliminary site plan for the gateway retail building in the proposed plat of Rmnsey <br />Town Center 3''d Addition contingent upon the following: a) compliance with City Staff Review <br />Letter dated July 22, 2004, except that there may be adjustments to the placement of the <br />additional 39 trees required in the Landscape Plan, as well as a phasing of plant installation; b) <br />approval of the easterly right-in/right-out access onto Sunwood Drive N.W.; c) elimination of the <br />public access proposed at the comer of Zeolite and Civic Center Drive. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Brauer, Jeffrey, Van Scoy and <br />Watson. Voting No: None.
