Associate Planner Wald explained the City has received an application from Martin and Ruth <br />Mechtel for a Conditional Use Permit to exceed the maximum allowable square footage for <br />accessory buildings as established in City Code on the property located at 15235 Zuni Street <br />NW. The subject property is approximately 0.85 acres (37,000 square feet) in size and is located <br />inside the Metropolitan Urban Service Area (MUSA). According to City Code, the property is <br />eligible for 1,488 square feet of accessory building space. <br /> <br />Associate Planner Wald reviewed that the proposed building will be 720 square feet (24' x 30') <br />in size. Combined with the existing attached garage (960 sq. ft.), the applicant would have 1,680 <br />sq. ft. in accessory building space (there is also a storage shed, totaling 80 square feet that would <br />be removed after the construction of the proposed building is completed). The result is an <br />overage of 192 square feet. The applicant would like to exceed the size restriction in order to <br />construct a detached accessory building that would accommodate the storage of private use <br />vehicles and equipment. The proposed accessory building will be located in the rear yard, and <br />will meet and/or exceed all setbacks established in the R-1 Residential District. She advised staff <br />recommends approval of'the request for a Conditional use Permit. <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 8:03 p.m. in <br />order to call the public heating to order. <br /> <br />Public itearing <br /> <br />Chairperson Nixt called the public hearing to Order at 8:03 p.m. <br /> <br />Citizen lnpnt <br /> <br />There was nolle. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Jeffrey, to close the public hearing. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Jeffrey, Brauer, Van Scoy and <br />Watson. Voting No: None. Absent: Commissioners Johnson and Shepherd. <br /> <br />The public hearing was closed at 8:03 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 8:03 <br />p.m. <br /> <br />Commissioner Brauer commented he thought the Co~mnission had planned to look at these <br />requirements, so they were not looking at them on a continual basis. <br /> <br />Chairperson Nixt noted that the City amended code regarding accessory structures near the front' <br />properly line. The City's policy has been to encourage concealment and proper storage of boats <br />and other items.
