<br />A copy of the plat has been for'vvarded to the Anoka County Highway Department for review and <br />comment. It is noted that within the boundaries of the plat, the sketch plan appropriately <br />dedicates additional right-of-way necessary to complete the County standard of 60 feet from <br />centerline. It is expected that the County will also require dedication of right of access to the <br />County along County Road #63, except for the area of the driveway opening. <br /> <br />The proposed plat will continue to be serviced by on-site sewage treatment systems and private <br />well. The propeity lines have been drawn so that the septic system and well meet setback <br />requirements. The sketch plan also identifies a location for an alternate septic system. A <br />separate exhibit has been submitted to verify that there are separate well and septic services for <br />the greenhouse operation. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the sketch plan contingent upon compliance with the City <br />Staff Review Letter dated September 28, 2004 and obtaining a variance to minimum street <br />frontage requirements. <br /> <br />Commission Action: <br /> <br />Motion to approve/deny the proposed sketch plan for the property at 6530 Green Valley Road <br />contingent upon compliance with the City Staff Review Letter dated September 28, 2004 and <br />approval of the request for variance to minimum street frontage requirements. <br /> <br />Review Checklist: <br />Asst.
