9. Tha~ the lot created £or the existing homestead is proposed to have 100 feet of frontage on <br /> Green Valley Road. <br /> <br />i0. That the Applicant is requesting a variance to the street frontage requirement to provide the <br /> minimum amount of [and necessary ~br the homestead (2.5 acres). <br /> <br />That because tlxe home is situated so far south on the Subject Property (approximately 375 <br />feet), a lot design &at is 200 feet wide at the street, continuing south on the Subject Property <br />to encompass the dwelling would result in a lot size in excess of 2.5 acres. <br /> <br />12. That if granted, ti~e variance will not adversely hnpact the existing access onto Green Valley <br /> Road. <br /> <br />13. That the City has previously granted similar variances. <br /> <br />That the variance requested is the minimum variance which would alleviate the hardship. <br /> <br />l 5. Tha if granted, the variance will/will not permit a use that is prohibited in the R-1 Rural <br /> Developing District· <br /> <br />16. That the granting of the variance will/will not grant the Applicant az~y special privileges tllat <br /> are denied by this Chapter to other owners of land in the same district· <br /> <br />17. That if granted, the variance will/will not impair an adequate supply of light and air to <br /> adjacent property'. <br /> <br />~8. That if granted, the variance will/will not be materially detrimental to the purposes of this <br /> Chapter or other prope~y in the same zone. <br /> <br />t 9. That if granted, the variance will/will not increase the danger of fire, or endanger the public <br /> safety. <br /> <br />20. That if granted, the variance will/will not un;easonably diminish property values within the <br /> neighborhood. <br /> <br />21. That i~~ granted, the variance will/will not um'easonably increase the congestion in public <br /> streets. <br /> <br />22.
