Mr. Druk is proposing to pave the vehicle display and customer parking <br />areas to bring the site into compliance with City Code performance standards for the B-2 <br />Highway Business District. The following items are enclosed for your information: <br /> <br />Site location map <br />Site Plan for Druk Classic Auto <br />Aerial vieTM of subject property and sun'ounding sites <br />Proposed resolution to adopt findings of fact _ <br />Proposed resolution to approve the variance <br />Proposed resolution to deny the variance <br /> <br />No ti fica tio n: <br /> <br />In accordance with State Statute, Staff notified property owners within 350 feet of the subject <br />property of the request for variance and public hearing. <br /> <br />Observations: <br /> <br />Section 9.20.22 (B-2 Highway Business District) requires a 20 foot setback for all pavement <br />fi'om public street right-obway. Mr. Druk has leased a portion of the property located at 9535 <br />Highway #10 N.W. with the intent of making the necessary site improvements and selling cars. <br />Car sa[es is a permitted use in this District. Mr. Druk submitted a paving and curbing plan for <br />the property that identifies installation of pavement to within 2 feet of the existing chain link <br />fence along the t'ront property line, adjacent to Highway #10. Mr. George Cowles, the fee title <br />owner, has indicated that the fence is set back approximately 2 feet from the front property line. <br />There fi)'re, the proposed pavement setback from Highway # I 0 is approximately 4 feet. <br /> <br />Mr. Druk's plan identifies that the front yard between the sales office and the front property line <br />is only 6l ~'eet in depth. The combination of the sales office location and the 20 foot pavement <br />setback results in a business yard of 41 feet. This significantly limits the ability tO provide a <br />motor vehicle display area, customer parking adjacen;r to the building and a drive aisle between <br />vehicles on display and customer parking. Consequently, Mr. Druk applied for a variance to the <br />pavement setback requirement fi'om public street right-of-way. . <br /> <br />The [3~)ard o1:' Adjustment recently approved a similar request, in the H-1 Highway 10 Business <br />Distri. ct. That variance allowed the applicant to decrease the pavement setback to 10 feet. <br /> <br /> <br />
