Case #9: Request for Home Occupation Permit, Case of Bretton Gates <br /> <br />Conlmunity Development Director Frolik reported the City has received an application fi'om <br />Bretton Gates for a home occupation permit to establish a one-person clock repair business in his <br />home on thc property located at 8340 154°' Lane NW. City Code restricts home occupations to <br />20 percent of the gross floor area of the home. The two rooms in which the home occupation <br />will take place are a total of 456 square feet, which is 19 percent of the principal dwelling floor <br />area. The applicant and his immediate family will be the only employees. Hours of operation <br />would be Monday through Friday 9:00 a.m. to 6:30 p.m. and 10:00 a.m. to 2:00 p.m. on <br />Saturdays. The applicant will not engage in retail sales of any kind. The Planning Commission <br />recommends that the Council approve the home occupation request. She noted the City received <br />a letter fi-om the applicant's neighbors Dan and Sue Coffman expressing support for the request. <br /> <br />Bretton Gates, applicant, indicated he does not have any questions or concerns, and he <br />understands there will be a visit from the Fire Marshall. <br /> <br />Motion by Councilmember Elvig, second by Councilmember Strommen, to adopt Resolution <br />#04-08-228 to adopt Findings of Fact #0693 relating to Bretton Gates; request for a home <br />occupation permit. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Elvig, Strommen, Cook, Kurak, <br />and Zimmerman. Voting No: None. Absent: CouncilmemberPearson. <br /> <br />Case #10: Request for Site Plan Review; Case of Sharp and Associates <br /> <br />Assistant Community Development Director Trudgeon indicated Denny Sharp of Sharp and <br />Associates is requesting site plan approval to develop a mini-storage facility on 2.88 acres on the <br />property located at the intersection of County Road 116 and Unity Street. The proposed <br />development is located in the E-1 Employment district; mini-storage facilities are a permitted use <br />in this district. The site plan is proposing to develop six, mini-storage facilities totaling 39,770 <br />square feet. Lot coverage has been calculated at 32 percent, which is under the 45 percent <br />maximum lot coverage restriction established in City Code. The proposed mini-storage facilities <br />~neet fi'ont, side, and rear yard setbacks established in the E-1 Employment District. The site <br />plan is proposing to derive access from Unity Street. The building elevation plan indicates that <br />the 3,687 square foot facility along Unity Street and the 6,250 square foot facility along County <br />Road #116 will be constructed with rock face concrete masom'y block.
