We are also in receipt of a Grading and Drainage Plan prepared by Passe Engineering. We offer the following comments: General: The site plan is proposing to construct an 11,975 square feet addition to an existing 12,576 facility. The subject property is 1.81 acres in size and is located at the comer of McKinley Street and Unity Street. Automated EDM has been operating at the current location since 1996. Zoning: The site is zoned E-1. Office, warehouse, and light manufacturing are permitted activities. Lot Coverage: The site plan is proposing lot coverage of 31%, which is under the City's maximum lot coverage of 45%. Accesso~ Use: The site plan is not proposing any accessory, structure or use. However it should be noted that if outside storage of equipment and vehicles is intended, the vehicles and equipment must be parked on a bituminous surface and finished with concrete curbing. Utilities: The facility is currently served by municipal sewer and water facilities. Setbacks: City Code establishes a 35 foot front yard, 35 foot rear yard, 20 foot side yard setback, and a 2/) ~bot structure and parking setback along all .Public streets within the E-1 District. The site meets front yard, rear yard, side yard, and parking setbacks. Landscaping: The landscaping planj'dated September 3, 2004, is acceptable. All species shown in the species palette are acceptable as outlined in the Ramsey Tree Book and all meet the-minimum size· requirements.
