The WM© <br />Engineer will be reviewing the most recently submitted plans, dated October 6, 2004, to ensure <br />compliance with the WMO permit approval. <br /> <br />Access: The site plan proposes to gain access through a private access off of Ramsey Blvd. Staff <br />has received written comments from Anoka County that indicate this access is acceptable to the <br />CounV, provided that this access also accommodate any redevelopment on the property, on the <br />corner of Highway 116 and Ramsey Blvd. However, legal access for the comer property to <br />Ramsey Blvd must be provided. The dedication of Outlot A is not sufficient to accomplish this. <br /> <br />Section 9.50.30 of City Code requires a cul de sac with a minimum right-of-way diameter of 130 <br />feet and a minimum roadway diameter of 100 feet. A dedicated portion of roadway meeting this <br />standard must be provided. City Code also requires a 20-foot setback between public streets and <br />parking and maneuvering areas. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee and the <br />current rate is Three Thousand Seven Hundred Forty One Dollars ($3,741.00) per commercial <br />acre. The amount of Stormwater Management Fee due on the 4.77-acre parcel is Seventeen <br />Thousand Eight Hundred Forty-Four Dollars ($17,844.00). A cash payment will be required <br />prior to the City issuing a Building Permit. · <br /> <br />REU tNumber: The site is 4.77 acres in size. The Residential Equivalent Unit (I:LEU) will be <br />calculated at the final plat stage, for the purposes of quarterly billing for the stormwater utility. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, October 12, 2004 at the Ramsey Fire <br />Station, 15050 Armstrong Blvd., to review the proposed site plan. You or your representative <br />should be present to answer any questions that may arise.
