The revised plan does indicate that an <br />eigi~t (8) foot chain link fence will be installed along both the north and east property, lines. <br />However, chain link is not 100% opaque and thus, no reduction in the landscaping requirements <br />will be granted. ' <br /> <br />A revised landscaping plan must be submitted for review. At a minimum, the plan should <br />include the required number of plantings and address the bufferyard requirement along the north <br />and east property, lines. <br /> <br />Ground Cover: All landscaped areas must be sodded and irrigated per City Code. The <br />landscaping plan has been revised to include this information. <br /> <br />Architectural Standards: City Code restricts building height, to 65 feet and exterior ~vall · <br />finishes to natural or prefabricated brick or stone or pre-cast concrete panels or some other <br />material approved by City Council. One full-size, non-color building elevation has been <br />submitted; a color rendering must be shown at the City Council meeting. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submit-ted site plan does not show a waste <br />storage area; piease indicate on the revised site plan where this will be located. <br /> <br />Off-Street Parking - Spaces Required: City Code does not establish a m~nimum number of <br />parking spaces for mini-storage facilities. A 20' X 20' office is shown on the site plan, along <br />with 2 employee/customer parking spaces. City Code requires one off-street parking space per <br />300 feet of office space; staff feels the 2 spaces shown are adequate. <br /> <br />Off Street Parking - Design: In accordance with City Code, all parking and maneuvering areas <br />must be surfaced with bituminous and the perimeter of all pavement will be finished with B6/12 <br />concrete curbing. <br /> <br />Lighting: A lighting plan and fixture drawings have been submitted. The Citation fixtures are <br />acceptable, but the Eagle II fixtures are not. City industrial lighting standards require that the <br />[uminaire (light source) must not be visible from beyond the property, line. <br /> <br />Drainage and Grading: The grading and drainage plan is also being reviewed as a part of the <br />site plan submittal. A drainage and grading plan has beerl prepared as sheet 5 of 5 of the <br />submittals last revised October 6, 2004. This. plan proposes to collect drainage from the entire <br />site through a series of storm sewer pipes and discharge runoff into an existing storm water <br />pon. ding area in the adjacent R.e?ncy Pond subdivision. In the most recent submittal, the <br />drainage pond }ms been enlarged on the Subject Property to accommodate additional storage. <br /> <br />A permit for this development is requirei:i from the' Lower Rum River Water Management <br />Organization (LRRWMO). A permit has been issued by the LRRWMO which requires an <br />additional 0.13 acre-foot or' dead storage, and requires that the 100-yead flood elevation be a <br /> <br /> <br />
