CASE <br /> <br />REQUEST FOR PRELIMINARY PLAT REVIEW OF <br />REGENCY POND 4TIt ADDITION; <br /> CASE OF TSM DEVELOPMENT, INC. <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />TSM Development, Inc. has submitted a preliminary plat application as part of their plan <br />to construct a mini-storage facility on the property generally located on Ramsey Blvd. and <br />Bunker Lake Blvd. The preliminary proposes to replat Outlot A of Regency Pond into one <br />buildable lot and one new outlot. The Planning Commission reviewed the preliminary <br />plat at their August 5, 2004 meeting. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />0 <br /> <br />Site location map <br />Proposed preliminary plat <br />Anoka County Highway Department review letters <br />Planning Commission meeting minutes dated August 5, 2004 <br />City Staff review letter dated July 30, 2004, revised October 7, 2004 <br />Preliminary plat resolution for denial <br /> <br />Notification: <br /> <br />In accordance with State Statute and City Code, residents within 700 feet were notified of <br />the request for preliminary plat approval. <br /> <br />Observations: <br /> <br />Outlot A of Regency Pond is proposed to be replatted as Lot I, Block 1 and Outlot A, <br />Regency Pond 4t~' Addition. The lot is 4.8 acres and is proposed to be developed as a <br />mini-storage facility with 4 storage buildings. The lot exceeds the one-acre minimum lot <br />size requirement and the 200-foot lot width requirement. <br /> <br />The grading, drainage, and utility plans are being reviewed as part of the CNP Storage <br />site plan. All drainage ponds shown on the site must be dedicated as drainage and utility <br />easements on the final plat. Engineering staff is also recommending a full cul de sac be <br />provided for 148"' Ave NW; this is regularly required for stub streets in new <br />developments throughout the cily. <br /> <br />The plat is proposing to gain access through a private access off of Ramsey Blvd. Staff <br />has received written comments from Anoka County that indicate this access is acceptable. <br />One of the conditions of Anoka County's approval is that the comer property also utilizes <br /> <br /> <br />
