The preliminary plat shows an outlot at this <br />location; an additional legal agreement will need to be drafted to guarantee access to this <br />corner property. <br /> <br />Recommendation' <br /> <br />At their August 5, 2004 meeting the Planning Commission recommended approval of the <br />request for preliminary plat approval, with the following conditions: · Approval of the request for site plan review of CNP Storage <br /> · Access to line up with 147th Avenue in Town Center Gardens on the west side of <br /> Ramsey Blvd <br /> <br /> · The minimum cul-de-sac length necessary as determined by staff as the terminus <br /> of 148th Avenue. <br /> <br />The only remaining concern about access is to accommodate the comer property with this <br />'access. Staff is confident that this issue can be resolved. Howeger, Staff continues to <br />recommend a full cul de sac, per City Code, be installed at the end of 148th Avenue.
