Preliminary Plat Review - Outlot A, Regency Pond 4th Addition <br />duly 30, 2004 <br />Revised: October 7, 2004 <br />Poge 2 of 2 <br />pipes and discharge runoff into an existing storm water ponding area in the adjacent Regency Pond <br />subdivision. In the most recent submittal, the drainage pond has been enlarged on the Subject Property to <br />accommodate additional storage. · <br /> <br />A permit Lbr this development is required from the Lower Rum River Water Management Organization <br />(LRRWMO). A permit has been issued by the LRRWMO which requires an additional 0.13 acre-foot of <br />dead storage, and requires that the 100-yead flood elevation be a minimum of two feet lower than the <br />lowest floor elevations adjacent to the pond. The WMO Engineer will be reviewing the most recently <br />submitted plans, dated October 6, 2004, to ensure compliance with the WMO permit approval. <br /> <br />Park Dedication: Park Dedication fees for the proposed plat will be $4,356.00/acre, for a total of <br />$20,908.00 ($4,356.00 x 4.8 acres). This fee will need to be paid before the City can release the final plat <br />1bt recording. <br /> <br />Trail Development/Fees: Trail fees in the amount of $100.00 per acre are required for Commercial and <br />Industrial uses. Therefore, a total of $480.00 is due in trail fees. ($100 x 4.8. acres). The City is also <br />requesting that the 10-foot drainage and utility easement along the south side of the plat (adjacent to County <br />Road 116) be dedicated as a trail easement in a separate recordable form. If you have any questions <br />regarding [he trail easement, please contact Mark Riverblood at (763) 286-0833. <br /> <br />Sewer and Water Trunk Charges: Sewer and water trunk charges are charged on a per acre basis for <br />commercial and industrial properties. The 2004 rate for commercial/industrial sewer and water trunk <br />charges is $10,339 per acre. Therefore, $49,627.00 ($10,339 x 4.8 acres) is due before the City, can release <br />the plat tbr recording. <br /> <br />Storm Water Management Fee: The Stormwater Management Fee will be charged as part of the Site Plan <br />approval. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, October 12, 2004 at Ramsey Fire Station, 15050 <br />Armstrong Blvd., to review the proposed sketch plan. You or your representative may want to be present to <br />answer any questions that may arise.
