The intent of the glazing requirement is to enhance the walking <br />experience along the sidewalk streetscapes by promoting building designs that provide the ability,. <br />to window shop. In the TC-2 District, the large scale retail uses a?e encouraged to locate <br />adjacent to the railroad and away from the sidewalks. Grocery, pharmacy and fuel amenities are <br />destination shopping with a purpose and do not lend themselves to browsing or window <br />shopping. For these reasons, City Staff finds the reduced amount of glass openings on the <br />structure acceptable. There is also the option to demonstrate great design through other means. <br />The total amount of brick or comparable alternatives is suggested at 50% of the non-glazed area; <br />the grocery, store shows 72% of the non-glazed area is brick or a comparable alternative. Current <br />calculations tbr glazing and exterior materials should also be provided to the City. with the final <br />building elevations. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, October 12, 2004 at Ramsey Fire <br />Station, 15050 Armstrong Blvd., to review the proposed final site plan.
