The intent of the glazing requirement is to enhance the walking experience along the sidewalk streetscapes by promoting building designs that provide the ability,. to window shop. In the TC-2 District, the large scale retail uses a?e encouraged to locate adjacent to the railroad and away from the sidewalks. Grocery, pharmacy and fuel amenities are destination shopping with a purpose and do not lend themselves to browsing or window shopping. For these reasons, City Staff finds the reduced amount of glass openings on the structure acceptable. There is also the option to demonstrate great design through other means. The total amount of brick or comparable alternatives is suggested at 50% of the non-glazed area; the grocery, store shows 72% of the non-glazed area is brick or a comparable alternative. Current calculations tbr glazing and exterior materials should also be provided to the City. with the final building elevations. The City Council will be meeting at 7:00 p.m. on Tuesday, October 12, 2004 at Ramsey Fire Station, 15050 Armstrong Blvd., to review the proposed final site plan.
