Case # <br />REQUEST FOR FINAL SITE PLAN REVIEW OF TOWN CENTER 3aD ADDITION, <br /> CORNER RETAIL BUILDING; CASE OF RAMDANCE; LLC <br /> By: Sylvia Frolik, Community Development Director <br /> <br />11 <br /> <br />Background: <br /> <br />Ramdance, LLC has submitted a site plan for approval for the development of a corner retail <br />building on Outlot [ of Ramsey Town Center, proposed to be replatted as Ramsey Town Center <br />,, rd <br />.~ Addition. The first phase of the development of Ramsey Town Center 3rd Addition, Lot 1, <br />includes the grocery store, a comer retail building in the northeast comer of the site, and a third <br />retail building in the northwest corner of the site. The site plan for each of these 3 structures are <br />being processed as separate cases. The preliminary site plan proposed an <br />18,000 square foot retail building. The final site plan proposes a 13,000 square foot building. <br /> <br />The approved preliminary site plan included two accesses onto Sunwood Drive and one access <br />onto Zeolite, with an additional truck only access onto Zeolite, also.. <br /> <br />City Code states that there shall not be more than one main building on a lot. There are <br />ultimately 4 structures planned for Lot 1. On August 5, 2004, the Board of Adjustment approved <br />a variance for multiple buildings on a lot. <br /> <br />The TC-2 District establishes a .5 floor area ratio. The intent of the TC-2 District is to <br />accommodate large scale retail buildings that will most certainly require greater amounts of <br />surface parking. On July 12, 2004, the Board of Adjustment granted a variance to the .5 floor <br />area ratio requirement. <br /> <br />The maximum front yard setback in the TC-2 district is 0-15 feet. The coruer retail store is <br />appropriately placed at and parallel with the Sunwood Drive and Zeolite Street right-of-way. In <br />addition, the building location complies with the the vision clearance triangle at the intersection <br />of Sunwood Drive and Zeolite Street. <br /> <br /> <br />
