We offer the following comments: <br /> <br />General Site Information: The site is legally described as Outlot ~, Ramsey Town Center, and <br />is generally located east of Armstrong Blvd. N.W. and south of Sunwood Drive. This outlot is in <br />the process of being replatted as Ramsey Town Center 3~d Addition to facilitate the development <br />proposal. The plat consists of 2 lots and 1 outlot for Town Center entrance landscaping at the <br />comer of Armstrong Blvd. N.W. and Sunwood Drive N.W. <br /> <br />General Proposal Information: At the time of Preliminary Site Plan review, an 18,000 Square <br />toot retail building at the comer of Sunwood and Zeolite ,,vas also included in the development <br />plan. The Final Site Plan review will refer to this as the Comer Retail Building and it has been <br />reduced in size to i 3,000 square feet. City Code Section 9.11.01, Sub& 1, states that there shall <br />not be more than one main building on a lot. On August 5, 2004, the Board of Adjustment <br />granted a variance to allow for the development of multiple buildings on Lot 1 of Ramsey 'Town <br />Center 3~d Addition. <br /> <br />Zoning: The site is currently zoned TC-2 and-general retail is a permitted use. <br /> <br />Floor Area Ratio: Lot [ of Town Center 3~a Addition is proposed to accommodate the grocery, <br />store, 2tel pump islands, and 4 other commercial structures, two of which will be developed [n <br />the first phase with the grocery store. The area of Lot 1 is 388,677 square feet. The minimum <br />.~]oor area ratio is .3 ~r 194,338 square ~'eet in this case~ The total area of'the ~botprint of the <br />gr~)cery store is being increased from the preliminary site plan to 62,000 sq. ft.; it is presumed <br /> <br /> <br />
