The total amount of <br />building l:botprint proposed at preliminary site plan was 93,207; the proposed building footprint <br />total t'br Lot 1 on the final plans is 95,430 square feet. This is approximately a 2,200 square foot <br />increase in building square footage from the preliminary site plan. However, the proposed <br />building coverage is still deficient of .5 ratio and has been addressed with the variance to floor <br />area ratio approved by the Board of Adjustment on August 5, 2004. -. <br /> <br />'Setbacks: The proposed Town Center Zoning District has setback standards based on the <br />principle of "build to" lines rather than traditional setbacks. This is especially important for the <br />front'yard since it is typically where the building presentation relationship is to the street. The <br />setbacks in the TC-2 District have been established as follows: Front; 0-15 feet, Side: 10 foot <br />setback ~'rom building to building, 0 tbot setback from building to property, line, Rear 30 feet. <br />The proposed comer retail building meets the front, side and rear setbacks. The Comer Retail <br />Building also complies with Section 9.11.01, Sub& 7 of City, Code, regarding the vision <br />clearance triangle at comer. <br /> <br />Storm Water Plan. We offer the following comments: <br /> <br />· The outlet structure for the pond shows a 2 fl orifice. This orifice is not reflected in the <br /> current storm water model. <br />· The details include an emergency overflow using mff turf. This is not called out on the plans. <br /> Review of the grading plan shows that the lowest point.on the rim of the pond is at least 1 <br /> tbot above the floor elevation of the building closest to the pond. Please submit information <br /> on the maximum probable pond elevation. Assumptions should include partial or complete <br /> blockage of the outlet and should be clearly called out in the summary. <br />· The [00 yr water elevation on the grading plans does not match the SWMM model. <br />· inlet protection must be installed on all storm sewer structures as shown on the plans. <br />· Storm water ponding is done in regional ponds for RTC. Each site must implement Best <br /> Management Practices for storm water quality. Please provide details on the BMP's for this <br /> site. Particular attention must be made to the storm lines draining the filling station element. <br /> <br />Grading Plan: We offer the following comments on the grading plan. The italicized comments <br />were issued in the July 2004 review and have not been addressed in the current plans. <br /> <br />· -Fhe minimum allowable slope on bituminous surjbces mztst be 1.0%.
