The
excavation can then slope down away from the curb at 1:1 to the necessary, depth. Vertical
excavation at the back of curb will not be permitted as it can undermine the curb.

Sheet Specific Comments
.Page 49 Revise details 1,2 & 3 per discussion above.
Page 56 Revise detail 3 per discussion above.
Page 57 Revise Planting Bed Section 3 per discussion above.

Access: The preliminary site plan approyed on July 27, 2004, approved two accesses onto
Sunwood Drive, with the easterrumost access being.a right-in/right-but only. The preliminao' site
plan was also approved with one public access on Zeolite and a truck only access at the southerly
terminus of Zeolite. The final site plan is in compliance with the comments made at the rime of
preliminary site plan approval.

Building Height: The TC-2 District states buildings must be 1 -3 stories in height. The proposed
structure is one story and therefore meets the height requirements.

Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a
completely screened structure or container. It is Staff's understanding that the waste storage for
the Comer Retail Building will be indoors.

Parking Standards: Since there will be shared parking on the entirety of Block 1, the parking
requirements for Lot 1 and 2 will be reviewed in total at this time. City. Code states that 4
parking spaces are required for each 1,000 square feet of retail space and 5 spaces are required
ibr every 1,000 square feet of restaurant space. There is ultimately 8,000 square feet of
restaurant and 100,000 square feet of retail proposed for Lots 1 and 2, provided Coborn's
eventually increases to 70,000 square feet in size. This equates to a minimum of 440 parking
spaces (40 restaurant and 400 retail). The final site plan indicates that approximately 489 spaces
will be provided.

Lighting: The final plans did not include a lighting plan for the outside of the building and
parking area. City standards require that the luminaire (light source) must not be visible from
beyond the property line. The applicant should submit shop drawings of the lighting fixtures for
review and approval by the City Engineer.

REU Number: Submittal of impervious suri'ace and green space calculations is necessary, in
order ~:o determine the qua~xerly REU charges.
