Wall signs are limited to a total square <br />footage equal to 15% of the area of the front building fa,cade. At least 50% of that allotment <br />must be ptaced on the front wall; remaining signage area may be distributed on other walls of the <br />building. Wall signs may not exceed the top of the wall One ground sign is allowed for each <br />parqei at a size not to exceed 100 square feet. City Code also has provisions for drive-up menu <br />boards, parking lot directional signs; window signs and real estate signs. <br /> <br />Development Permit: As part of the approval by City Council, the applicant will need to enter <br />into a development permit with City. This permit, among other things, will incorporate relevant <br />items from the Master Development Agreement with Ramsey Tov,-n Center, LLC that will be <br />obligations for Ramdance, LLC. The Development Agre-ement will also enumerate the financial <br />sureties needed by the city' t'0 allow construction of the project. <br /> <br />Town Center Development Review Guidelines: The following comments are a review of the <br />site plan in accor, dance with the Sub-District Guidelines for the TC-2 Commercial area, as found <br />in the Final Draft Town Center Development Guidelines. <br /> <br />Public Recdm/Streetscc~pe: The Comer Retail structure is located immediately adjacent to <br />Sunwood Drive and Zeolite Street, adjacent to sidewalks and trees installed as part of the <br />streetscape. No public parks are identified for this sub-district; small group sitting areas and a <br />mix of pavement and plantings are encouraged. The Landscape Plan reflects that there will be <br />benches and planter~ on the Sunwood Drive, Zeolite Street and parking lot sides of the building. <br />This is acceptable. <br /> <br />Site Development: The site plan includes a mix of large floor (grocery, store, convenience (fuel <br />amenity, pharmacy) and specialty uses (liquor store). This Comer Retail is appropriately located <br />at a 'key intersection: Sunwood and Zeolite. The comer retail building is located at and parallel <br />to the street right-of-way. Parking for this facility is behind the structure and located away from <br />the streets. <br /> <br />Architecturc~l Stcmdctrdx: In accordance with stated goals of the Town Center design guidelines, <br />detailed elevations regarding architecture for the building have been pro~'ided. The architectural <br />features of the retail corner are multi-sided and include diversity, in texture, color, shapes; <br />projections, recesses, height, and transparency at street level. The selected materials include <br />E[FS integrally treated with color, spilt face CMU block, precast concrete, brick veneer, pre- <br />fin/shed metal accents and awnings. The TC-2 District requires buildings to be 1-3 stories in <br />height. The Comer Retail building is one-story. <br /> <br />The guideimes recommend 35% of the total ground level street front fac, ades be glass openings. <br />At least 51)% or' the non-glazed wall area should be brick or a comparable alternative. Current <br />calculations of exterior material finishes must be provided in order to determine conl:brmance <br />with. cl~e design guidelines. <br /> <br /> <br />
