Public Hearin~ Chairperson Nixt called the public hearing to order at 8:02 p.m. Presentation Community Development Assistant Wald explained that J.R. Land and Cattle Company is requesting that the City rezone approximately 17.29 acres from B-1 Business to Industrial. The property to the north is zoned PUD Planned Unit Development (Northfork residential development), and the property to the south is zoned B-1 Business and the subject property is on the Elk River and Ramsey border. She explained that the 2001 Comprehensive Plan identifies this area for commercial/retail uses and therefore a Comprehensive Plan Amendment is also required. Staff recommends approval of the rezoning request. Citizen Input There was none. Motion by Commissioner Kociscak, seconded by Commissioner Reeve, to close the public hearing. Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Kociscak, Reeve, Brauer, Johnson, Sweet, and Watson. Voting No: None. Absent: None. The public hearing closed at 8:03 p.m. Commission Business Chairperson Nixt called the regular meeting of the Planning Commission back to order at 8:03 p.m. Motion by Commissioner Kociscak, seconded by Commissioner Watson to recommend that the City Council adopt the Findings of Fact, favorable to the applicant, relating to a request to rezone the subject property from B-1 Business to I- Industrial. Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Kociscak, Watson, Brauer, Johnson, Reeve, and Sweet. Voting No: None. Absent: None. Motion by Commissioner Kociscak, seconded by Commissioner Johnson to recommend that the City Council approve the request to rezone the subject property from B-1 Business to I - Industrial, based on the findings of facts.
