Staff has reviewed the use and finds that it is compatible with the surrounding area. The majority <br />of activity contemplated by the Applicant will occur on Sunday or during the evenings when <br />most ol: the sun'ounding businesses are closed. The parking lot that serves the building in which <br />the temporary church will be located has 83 parking stalls. The Applicant is planning for a <br />maximum of 342 worshipers for Mass. (It should be noted that the Applicant is creating a new <br />parish and has nowhere near that number of members yet. Under City Code, places of assembly <br />require a parking space for every three seats. Therefore a total of 114 parking stalls would need <br />to be provided. Staff believes that there is adequate parking for the proposed temporary Church. <br />[n the event that additional parking is required, there is additional parking area in the truck <br />maneuvering area in the rear of the building that can be used. Staff will confirm with the <br />Applicant that this area can serve as overflow parking. <br /> <br />There will be a new front entrance and a rear overhead door put in as part of the remodeling. The <br />rest of the work will be done in the interior of the building.
