Principal Planner Trudgeon stated the size can be increased to 2.5 acres but may result in <br />granting more variances than if it is set at one acre. <br /> <br />Commissioner Watson requested staff determine, on a percentage basis, how many one acre lots <br />there are compared to 2.5 acre lots. <br /> <br />Commissioner Reeve stated the public hearing could be continued. <br /> <br />Citizen Input <br /> <br />There was none. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Reeve, to continue the public hearing <br />to the August 1, 2002 Planning Commission meeting. <br /> <br />Motion Carried. Absent: Commissioners Johnson and Sweet. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 7:50 <br />p.m. <br /> <br />PLANNING COMMISSION BUSINESS <br /> <br />Case/t3: <br /> <br />Request for Sketch Plan Review of Rivenwick 3rd Addition; Case of Turtle <br />Moon, Inc. <br /> <br />Associate Planner Wald stated that the City received an application from Turtle Moon, Inc. for <br />sketch plan review of a townhome development to plat 112 townhouse units. The property is <br />generally located south of Riverdale Drive and north of the existing Rivenwick 2nd Addition <br />urban residential development. The subject property will be officially zoned R-2 on July 11, <br />2002. Staff has reviewed the proposed sketch plan in accordance with the newly adopted <br />residential district criteria. The subject property is approximately 16.03 acres in size. The <br />maximum net density established in the R-2 District is 7 units per acre. The sketch plan is <br />proposing a net density of 7 units per acre; this complies with City Code. The sketch plan is <br />providing for six and eight unit structures. City Code requires a minimum of 700 square feet for <br />a 1 bedroom unit, 800 square feet for a 2 bedroom, and 960 square feet for a 3 bedroom unit. <br />The size of each townhouse will be reviewed during site plan review of the townhome structures. <br />However, the proposed lot sizes on the preliminary plat will also need to take into account the <br />minimum townhouse size as defined in City Code. The townhouse units will front onto private <br />streets. The private streets will have access to a public street, which derives access to Riverdale <br />Drive. It is Staff's understanding that Riverdale Drive will be constructed beyond the property <br />boundary line to connect to U.S. Highway #10 at Ramsey Blvd. If the street is proposing to dead <br /> <br />Planning Commission/July 11, 2002 <br /> Page 4 of 9 <br /> <br /> <br />
