The total
amount of accessory structure space allowed on a parcel is regulated by parcel size. The City
received an application from Wayne Steinke for a conditional use permit to exceed the detached
accessory building height and size restrictions established in City Code for the property located at
15661 Juniper Ridge Drive NW. The applicant is proposing to construct a detached accessory
building that will be approximately 21 feet 5 inches in height, which results in about a 6 foot
deviation from City Code. The applicant would like to exceed the 16-foot height restriction in
order to match the Clerestory architectural style of the home. According to City Code, a .7-acre
parcel may have a maximum of 1,488 square feet of garage and accessory building space. Mr.
Steinke has a 760 square foot attached garage and the new building is proposed to be 768 square
feet. This results in a total of 1,528 square feet of garage space, which is 40 square feet over the
maximum allowed. Community Development Director Frolik stated Staff is of the opinion that
constructing the garage with the Clerestory style versus the standard gable roof is preferable and
will be an improvement to the property. The additional square footage required for the building
is minimal and Staff is recommending approval in lieu of Mr. Steinke's commitment to no other
non-permanent structures being erected on the property.

Citizen Input

There was none.

Motion by Chairperson Nixt, seconded by Commissioner Kociscak, to close the public hearing.

Planning Commission/August 29, 2002
