site is located at 7550 State Highway #10. Gary Gruber of Diamonds Sports Bar and Orill is <br />proposing a two-story addition to the existing building that would add about 744 square feet of <br />kitchen space and 744 square feet of office space. The addition will be constructed where the <br />current outdoor bar and grill is located. The proposed addition and existing building complies <br />with the 35% building coverage restriction and all setback requirements. In the B-3 Zoning <br />District, the exterior finish of the building is required to be brick or other masonry type of <br />exterior material. The applicant is proposing to have vinyl siding on the new addition. The <br />existing building has masonry like material as an exterior surface. City Code does allow for <br />alternative materials to be used when approved by the Planning Commission and City Council. <br />The addition will be in the rear of the building and will not be clearly visible from Hwy. 10. In <br />accordance with City Code, a sufficient number of off-street parking spaces are provided. The <br />current use has 316 parking spaces. The addition does not require additional parking. City Staff <br />recommended site plan approval contingent upon compliance with the City Staff Review Letter <br />dated August 29, 2002. <br /> <br />Gary Gruber, Diamonds Sports Bar and Grill, explained that the addition was being done to add <br />some office space as well as replace the outdoor bar and kitchen area that no longer meets the <br />new health department requirements. Instead of remodeling the kitchen to meet the new <br />standards, they felt it would be beneficial to reconstruct the area with the new standards and <br />provide for more office and storage space. He noted that they are requesting to use vinyl siding <br />as opposed to the masonry type siding because it will match the color of the existing building and <br />there would be no maintenance required on the vinyl siding. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Reeve, to recommend that City <br />Council grant site plan approval to Diamonds Sports Bar and Grill for a kitchen/office addition <br />using the vinyl siding, contingent upon compliance with the City Staff Review Letter dated <br />August 29, 2002. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Reeve, Brauer, and <br />Kociscak. Voting No: None. Absent: Commissioner Watson. <br /> <br />Case #7: <br /> <br />Request for Sketch Plan Review for Thomas Anderson Minor Subdivision; <br />Case of Thomas Anderson <br /> <br />Principal Planner Tmdgeon stated that the City received an application from Thomas Anderson <br />and Roger Austin to subdivide the parcel that contains the Ramsey Dental Clinic into two <br />parcels. The property is located in the southeast comer of Alpine Drive and Nowthen Blvd. The <br />Ramsey Dental Clinic would be on one lot and a second lot will be held for future development. <br />The property proposed to be subdivided is approximately 4.53 acres. Lot 1 contains the Ramsey <br />Dental Clinic and is shown as being just under an acre in size. Lot 2 is vacant and is shown to be <br />slightly over 3.5 acres in size. The subject property is currently zoned B-1 Business and the <br />Ramsey Comprehensive Plan shows the subject property as Places to Shop. The proposed <br />parcels meet the half-acre minimum lot size requirement, the 100-foot width and 150-foot depth <br />requirement established in the B-1 Business District. Currently, the property has one access from <br />Nowthen Blvd. The access serves the Ramsey Dental Clinic and is expected to remain.
