presumed that Anoka County will not allow another access onto Nowthen Blvd. and Lot 2 will <br />only be able to receive access from Alpine Dr. Anoka County have been notified of the <br />proposed subdivision. The site will be serviced by municipal sewer and water facilities. As a <br />result of the subdivision, the developer will be responsible for park dedication requirements for <br />the new lot. The Park and Recreation Commission will be meeting on September 12, 2002 to <br />discuss this minor subdivision and will make a recommendation at that time. City Staff <br />recommended approval of the sketch plan contingent upon compliance with City Staff Review <br />letter dated August 29, 2002. <br /> <br />Chairperson Nixt inquired if they typically received a proposed site plan along with a proposed <br />subdivision so that they will have an idea of how the site will be developed. <br /> <br />Principal Planner Trudgeon replied that staff does try and encourage that a proposed site plan is <br />submitted, but is not a requirement. Any development that would occur on the property will <br />have to go through the proper procedures. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Johnson, to approve the sketch plan <br />and recommend that City Council grant final plat approval contingent upon compliance with City <br />Staff review letter dated August 29, 2002. <br /> <br />Motion Carried. Absent: Commissioner Watson. <br /> <br />Case #1: <br /> <br />Request for Preliminary Plat Review of White Oak Addition; Case of Wurm- <br />Paumen Properties, LLC <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 7:30 p.m. in <br />order to call the public hearing to order. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 7:30 p.m. <br /> <br />Presentation <br /> <br />~ommunity Development Intern Geisler stated that the City received an application from Wurm- <br />Paumen Properties for preliminary plat approval to develop 29.2 acres on Ramsey Blvd. at 158th <br />Lane NW. The property is zoned R-1 Residential and is located in the Rural Developing Area. <br />The proposed major subdivision is a replat of the Kruger homestead that will create five lots that <br />are all over the required minimum lot size of 2.5 acres. The existing homestead is located on <br />proposed Lot 5 and the structure will remain after the other lots are developed. Lot 5 also <br />contains a second dwelling unit that will be removed as part of the development. The plat also <br />contains Outlot A, which is located across Ramsey Blvd. from the main tract. The outlot is <br />entirely wetland. Wurm-Paumen Properties, LLC is proposing to extend 158t~ Lane NW into the <br />parcel to provide access to four of the lots.
