W. Properties - Site Plan
October 29, .2004
Page '2 of 3

Furthermore, City, Code r. equires that no more than 25% of the trees planted consist of ornamental
trees. Parking lot landscaping is also required, at a rate of one (l) tree per every, ten (t0) parking stalls.
~ addition to the tree requirements, City Code also states that one (l) shrub per every, thin,/(30) lineal
feet of site perimeter or 300 square feet ofbuiiding coverage, whichever is greater, be planted.

The total building coverage on the property is 42,240 square feet and there are .seventy-five (75)
proposed parking stalls. This equates [o a minimum of ~brty-nine (49) trees and 141 shrubs needing to
be installed. Of the trees, at least twenty-one (21) should be installed along 143rd Ave and Ebony St
satis~ the public road frontage planting requirement (at Ieast one tree per 35 feet of public road
frontage).

The cui'rent landscaping plan indicates that forty.-one (4l) trees and 142 shrubs will be installed. Both
the public road frontage planting requirements as well as the parking lot landscaping requirements are
being s~tisfied. However, an additional eight (18) trees need to be incorporated in[o the plan to satisfy..
the overall p[andng requirements of C[ry Code.

Ail species included [n the species paleRe are acceptable or preferred as outlined in the Ramsey Tree
Book. However, the minimum required size for evergreen trees is six (6) feet (the size of both the
Black Hills Spruce and the Green Spruce is listed as five feet).

Some general recommendations for this plan would be as follows:
· Group or cluster some of the trees to deviate from the lineal planting theme.

This will also
provide more planting space l:br the remaining required trees.
Reduce the spacing between some or all of the trees, which will provide more space to relocate
the tbur (4) trees that are adjacent to the two accesses.
Shift the fence either GOtt toward the property line or in toward the curb, which.will provide
more growing space for the trees and ultimately, will result in [ess maintenance.

A revised [andscaoina plan should be submits:ed to include the additional trees required Under Ciw

Code. address the location of the trees adjacent to the two accesses, and the size of the two ever_areen

soecies in the p[antin~ schedule should reflect six ('6) feet.

One final point of concern regarding the general location of boulevard trees. No tree shall be planted
within fifteen (i5) feet of a hydrant. If a conflict does exist..the spacing of the trees may need to be
adjusted or a tree(s)' may need to be eliminated /'rom the planting schedule, ff the !after is necessary...
the City must be inibrmed of the changes prior to any work being conducted.

Ground Cover: Ail unimproved ar,,a~ must be sodded. Any alternative to sod ,,viii require City
Counciijs approval. Additionally, ali landscaped areas are required to have an under, round [rogation
system.

Architectural Standards: Civ; Code restricts building height to 65 f)eet and exterior wall finishes to
consist of natural or pre£'abricated brick or stone, pre-cast concrete panels, or some Other material
a:¢roved bv Ci[v Council ~ .::e ar~m.ec,ural elevation plan shows exterior buitdin2 materials to consist

2O
